I love timeshares.  If you look through my blog you’ll see I think buying timeshares and owning timeshares would be a great benefit to many people’s lives.  However, there are a lot of “timeshare scams” in the industry.

And while there are many unscrupulous people in the timeshare industry, I think a lot of the so-called “scams” come from people who just don’t do their research before purchasing a timeshare and then realizing there is a lot more obligation to owning one.

This is a very informative video. But I must tell you upfront that it is also a pitch for a timeshare resale service. The pitch comes at the end so you are not being hammered all the time.

The video had a number of facts that I was not aware of. For instance did you know that in Florida alone there were 28 investigations into timeshare resale companies. That is in Florida alone. The complaints against these companies are going through the roof.

Another fact that I did not know was that there are 4.7 million timeshares owned in the USA but there are 3 millions on the resale market. That means there are tons of people trying to dump their timeshares.

And here is the sad part. You cannot just stop making payments on your yearly fee because you will be sued and a judgement will go on your credit report. And even if you should die, the timeshare and the fee gets passed down to your heirs. Brutal!

The author of this video claims to have a method that will help you get out of your timeshare. I do not know if it is true or just another timeshare resale scam. So if you contact him please leave a comment on this post.

Does anyone have any travel tips for X-Country travel from Las Vegas to S.Carolina?

Me and my best friend will be traveling cross country be car from Las Vegas, NV to Greenville, SC at the end of August. We were thinking that we would stop at two points of interest for some fun…perhaps Mesa Verde, AZ, and Graveland in Memphis, TN. Any other suggestions for points of interest? Routes?

Depends on what you like. I am quite familiar with the drive. Here are a couple ideas…remember that you will be on US 40 for the majority of the drive.

Try Flagstaff Arizona and Sedona (including the Grand Canyon)…you won’t forget it for the rest of your life. Sedona is just 20 miles south of Flagstaff and is considered the most beautiful part of the Southwest.

Memphis is a great idea…stick with it…and you might like Nashville too if you like Country music…it is very pretty there at night.

Other thoughts: If you get a chance and don’t mind getting off 40 again…try Taos New Mexico….outdoorsy…green….pretty…lots of outdoorsy things. Also it is 1 hour from Sante Fe which is my top two favorite places to visit in the US. (Sedona is first)

In North Carolina …(before you go south on 95) try Emerald Point for great Water Park Relief. It is right off of 40 and is a great way to spend the day in Greensboro, NC.

Also….Asheville NC is beautiful. Try going to Biltmore Estate for food, wine…gorgeous place. Just google it.

There are lots of things to do…;but these stand out in my mind.

I would recommend Circus Circus also, Most other Las Vegas hotels aren’t kid friendly. Phoenix has a variety of places to go to: The Phoenix Zoo, Castles ‘n’ Coasters, Big Surf, Golf Land Sun Splash, Game Works (arcade),Dave and Busters (arcade), malls and north and south of Phoenix there are outlet malls.

Look for a timeshare rental as an alternative to staying in a hotel.  Great prices for fabulous accommodations.

I am planning a Las Vegas trip for 2 people in 2 states in September do you have any money saving travel tips?

This will be my first time going to vegas I live in Florida and my Mom lives in Michigan. I want to surprise her in September with this trip. We will be leaving from each of our separate airports and I would like for us to arrive around the same time. I would appreciate any travel tips anyone has about deals , hotel , car rentals, must do things while there, best hotels. Thank you !

It would be much cheaper to stay off the strip, but you still may want to stay close. Walk rather than take a cab or pubic transportation. I wouldn’t rent a car. Because you don’t want to drive in Vegas especially near the strip and NEVER on the strip. I made the mistake and was stuck for a very long time in traffic.

Other than that, for accomodations if you want something nice with less money, check out timeshare rentals in the area.

Circus Circus – has a whole floor level for arcade games (The Midway) where you can play for cheap and win prizes! And they also have an indoor-theme park, The Adventure Dome, where they have rides and other arcade games! Check out the free Circus Acts also, right above the casino level!

Luxor – has a very nice egyptian theme, and you can take a picture with the Sphinx and the pyramid in the background. (right outside the hotel)

Paris – go up the Eiffel Tower, it’s not too high but you can still get a great view of the city.

Strathosphere – go up to the Strathosphere tower and it has a really nice beautiful view from up top. Plus, there are some roller-coaster rides up there too, but if you’re afraid of heights, I wouldn’t recommend it.

The Mirage – has a very beautiful Tropical Forest, and Coral Reef Aquarium and their infamous White Tigers!

Flamingo Hotel – very nice wildlifes from around the world, they have the garden filled with exotic birds, ucks, penguins, swans, turtles, koi and of course the Chilean flamingos.

MGM – lion habitat!

New York New York – they have a memorial spot for the September 11 remberance right infront of the Statue of the Liberty. Also they have a roller coaster that cost $12 per ride!

Also on the strip, right across NewYork NewYork, there’s a big M&M’s store. If you’re a big M&M’s lover, it’s the best store for you. Next to it, there’s a big Coca-Cola store, and Gameworks somewhere near too!

You can still get the cheapest hotel rates by going to expedia or travelocity.Stay at the Mirage it is so nice there and they have a tropical atrium downstairs you can sit there and have cocktails.Thier bloody Marys are the best.Also the mirage is right across the street from food and a really cool wax museum.You can add car rental to your package.I would add on the red rocks tour you ride in a 4X4 it’s incredible they pick you up right at the Mirage.

I’ve done Vegas on a budget so it is possible. Especially if you are interested in not gambling and just want nice relaxing accommodations, timeshare rentals would be a good bet.  If you plan to be out a lot and not in your hotel room, it just depends if you’re the type of person who can collapse anywhere or want to come back to a nice lush accommodation.  Hilton Grand Vacations is a nice choice in Las Vegas

Worldmark Timeshares: The Facts



The purpose of this article is to provide a brief introduction to Worldmark Timeshares, one of the most well known timeshare vacation groups.

Worldmark the Club was incorporated in 1989. Traditional “fractional” timeshare ownership, though a great idea, was not as ideal for the adventurous traveler. Enter the world of “vacation credit” or point systems into the vacation community. They employ this type of system giving greater flexibility to owners.

They originally focused on the Pacific Coast resort locations. Since their start they have also continued to develop and expand to other destinations such as Fiji Islands and Australia. Today, they have 200,000 owners with over 50+ destination locations including many in the United States as well as locations in British Columbia, Fiji, and Mexico.

With their unique use of the timeshare vacation club ownership, a buyer must first understand how the Worldmark system works.

Owners purchase vacation credits instead of fractional ownership in a property. These credits allow them to stay at any of the Worldmark resorts. Instead of a “home week” and a “home resort”, every year vacation credits are allocated according to the original agreement and purchase price.

Unused credits can be rolled over for an additional year. Furthermore, owners can “borrow” credits not allocated yet from the following year. This allows the owner/member to save up for more expensive vacations. Alternatively they can also decide to have multiple “mini” vacations instead of one week-long vacation as travel options include “daily” redemptions in addition to the “weekly” redemptions.

The system also employs what they call “Bonus Time”. Bonus time was made to add benefits to those using resorts during their “off-peak” periods. A club member simply needs to call the vacation center fourteen days in advance and then can book up to four days in one period.

Similar to traditional ownership prices, the cost of a vacation depends on size of the unit, season of usage, and desirability of destination. An added benefit is that owners can gift their credits to others, similar to traditional timeshare gifting.

The principal guidelines for the Worldmark timeshare vacation credit usage are:

* HIGH (RED) SEASON:

For a stay less than one week, bookings are within 60 days. Naturally that assumes there are openings. This encourages people to stay longer so they may book earlier. If the stay is one week minimum, then it must be booked at least sixty one days in advance but no more than thirteen months in advance.

* MID & OFF (WHITE & BLUE) SEASON:

There is no minimum stay except for weekends. The booking must happen 48 hours to thirteen months in advance.

* WEEKEND ONLY:

The minimum stay is two nights whenever both Friday and Saturday nights are available.

Some added benefits: The fact that the patron can set up the week to start on any day if the time is available is one great feature in this Worldmark timeshare vacation club ownership. The options on the terms of starting and ending of the vacation can help save dollars on airfare. The patron can also mix bonus time with vacation credit time. Also, the cancellation policy is liberal depending on how early the patron made the reservation. Plus penalty can be avoided should they decide to cancel their timeshare vacation. Also, credits can be given as a gift to others which basically means you are giving as a gift a fantastic vacation.

Two types of Worldmark timeshare vacation credits can be purchased: a forty year right to use; or usage for perpetuity (which allows you to use bonus time). Patrons know that although you can get a great a vacation, there are certain fees to be settled.

As far as “maintenance” type fees: the guideline states that patrons are allowed free housekeeping on their first credit reservation every anniversary year. Each vacation after the first within an anniversary year includes a housekeeping fee, usually paid for at the time of reservation. This fee can vary from $35 to $100 depending on the size of the reservation asked for.

Worldmark Club is a great vacation alternative to renting if you find that you will want to travel every year, especially more than once, especially to different locations. You are not tied into one specific location and one specific week. You also do not need to haggle with exchanges since the basis of the club is organizing vacations in different destinations. The downside for some people is that this is still similar to “renting”. This is not permanent ownership. However, for the feisty traveler, this type of timeshare ownership allows great flexibility and luxurious accommodations rewarding you for regular travel each year. Introduction To Timeshares And RCI Timeshares



Back in the 1960′s, a ski resort developer in the French Alps came up with an idea to motivate his patrons to continue to return to his resort each year. He encouraged many of his customers to purchase “fractional” ownerships at his resort instead of simply renting each year they came on vacation.

From this idea, revenue, attendance, and popularity boomed at his ski resort. The rest of the world was quick to catch on and started offering their own fractional ownership opportunities. Thus, the industry of timeshare ownership was born.

Since its inception, the timeshare industry continues to grow with sales of 9 billion dollars annually among more than 5,000 resorts.

Through the years, the use of timeshares has evolved and gave birth to many options available to the owner. Here are some of the options:

1. Use of timeshare week

Owners purchase a week out of the year at a resort. So the most basic use of a timeshare is for the owner to use it for their annual vacation.

2. Timeshare rentals

Over the years, timeshare rental increased in frequency due to the accommodation needs of travelers and adventurers. Along with demand comes opportunity for business men owning timeshares but not necessarily always needing them.

3. Timeshares as gifts

Naturally owners can also give their week at a vacation resort away as a gift. This makes for a great gift to family, friends, and even business partners.

4. Exchanging A Timeshare

Exchanges have answered the desire to own a timeshare but have the flexibility to not be locked in to a specific week or a specific destination. Exchanges can be done in two ways:

a. Internal exchange

This is a “within network” type of exchange. Generally timeshares belong to a group and exchanges within that group are considered “internal exchanges”.

This means exchanging your timeshare with a person from another resort group.

b. External exchange

This is an “out of network” type of exchange. If you belong to resort group A and desire to obtain a timeshare in resort group B, then this would be an external exchange.

An internal exchange is naturally easier and less of a headache as well as less cost then doing an external exchange.

One of the largest timeshare groups is the Resort Condominiums International group, or RCI. I am specifically writing about this as many people have heard of RCI and are usually looking for more objective information.

RCI Timeshare

A RCI timeshare owner has the option of exchanging his timeshare interval for a possible stay at one of the five thousand resorts available worldwide. A RCI timeshare owner also have varied resort affiliations. Members of this program of RCI can, however, only exchange with the affiliate resorts of RCI. A RCI timeshare is only available for exchange to a RCI resort.

Also, at the current status of the affiliation programs, there is no dual affiliation for a RCI timeshare. A particular resort would only be either affiliated with RCI or not.

RCI is the largest exchange agency. It has over 3,800 resorts under its turf; divided between its available weeks or Points Program. Compared to the 2,000 resorts of the second largest, Interval International, or II. What this means is if you own an RCI timeshare, you have many more options when doing an internal exchange.

So if you are looking right now at timeshares, and you want a lot of flexibility in your travel dates and locations, RCI is definitely worth checking out. As an example, my wife and I purchased our Honolulu timeshare with Hilton. We plan to take a vacation almost every year in Honolulu so this type of ownership worked for us.

On the other hand, our grandmother loves taking vacations to new places every year. This past year she had a luxurious stay in Las Vegas. The year before she took a cruise to the Riviera. If this is you, then having a large exchange program at your disposal is more suited for your lifestyle, and RCI timeshare ownership may be just the thing you’re looking for.



Top Ten Ways To Get Out Of Your Timeshare Contract



When you first buy a timeshare, maybe you thought it was a fit for your lifestyle.  However, lifestyles change.  Financial lifestyles change.  And you may find you are not interested in having your timeshare anymore.

Here Are The Top Ten Ways To Get Out Of Your Timeshare Contract

1 – Sell it to someone else! – This is usually the first method that timeshare owners will look into. It is unfortunate that this rarely works, however, when people first purchase their timeshare they are assured that if they ever want to get rid of it that they can easily sell or rent it out. This misconception has caused a lot of timeshare owners to spend a lot of time and money trying to sell their timeshare with little to no success. The fact is that the timeshare resorts still have hundreds of thousands of timeshare intervals to sell, so you basically have to compete with them to resell yours and it just doesn’t work for most timeshare owners.

2 – Rent it out to cover the cost of ownership! – This is another common response that people choose for getting out of their timeshare obligations. However, the problem with this option is that, again, the timeshare resorts are already renting out empty timeshare units for cheaper than the cost of ownership. This makes it really hard to rent your timeshare out for any amount that would cover the cost of owning the timeshare.

3 – Donate it to a charity! – When timeshare owners realize that they will most likely not be able to make a profit from selling or renting out their timeshare they look for ways to just get rid of it. The only problem is that charities and organizations that accept timeshares are wise to what it means to take over ownership. Most charities will simply not accept a timeshare unless they are positive they will be able to make money from it or at least put it to good use. Usually only the most luxurious top notch timeshares are eligible to be donated.

4 – Just stop paying for it and don’t use it! – A lot of timeshare owners are under the impression that they can get out of their timeshare whenever they feel like it. These owners think that if they stop using their timeshare then they can just stop paying for it. They assume that the resort will take over ownership for it, sadly this is incorrect and the timeshare resort you purchased from has a lot of legally binding obligations with serious consequences if not abided by. This is one option that no timeshare owner should try out, you will only end up with a lot of timeshare debt that you may not be able to get out of.

5 – Pay someone to take it off your hands! – Recently a lot of timeshare owners have opted to actually pay someone else to take their timeshare obligations from them. These have been called “timeshare relief” companies and they offer an exit solution that gets you out of your timeshare once and for all. The only problem with these is that you have to pay for the services of timeshare removal, the good thing is that after you use them you will not receive any more maintenance fees or other timeshare related charges.

6 – Give it back to the resort! – This option is technically a very viable option in some situations. However in most timeshare contracts it will state that the resort is in no way obligated to take your timeshare back. In these contracts it often states that there must be a name on the timeshare contract at all times, which pretty much guarantees the resort will be receiving their regular maintenance fee dues no matter what. If your timeshare contract is not full proof you may be able to use this to get out of your timeshare contract.

7 – List it and hope it sells! – This is probably one of the first stops a lot of timeshare owners will check. They are happy to see that you can list your timeshare for sale for only $20 or $30 a month and people will contact you to buy or rent it. The problem is that there are so many timeshare listing sites and none of them really work. They make a lot of money by charging each user a listing fee or advertising fee, which is small but adds up. What is the real problem with listing your timeshare is that no one will ever find it, people do not go to these listing sites to search for a nice timeshare to buy or rent, they are already sitting at a timeshare presentation like you did and are going to buy a new one to make sure they get the most up to date rewards and bonuses upon purchasing their timeshare.

8 – Try to get a timeshare salesman to sell for you – This is a fairly unique idea that not many timeshare owners are sure to have tried. This method for timeshare removal would require you to essentially entice a timeshare salesman to sell your specific unit and interval in return for a commission on the sale. This is not a legitimate method as I have not heard of anyone ever actually getting a timeshare seller to help them sell their week, and they would probably say no as they have their own brand new timeshare units to try and sell 52 intervals on.

9 – Find a loop hole! – If you are savvy enough you may be able to find a technicality or legal method to get out of your timeshare. Some timeshare contracts are not as iron-clad as they are made out to be. It is true that most timeshare contracts are extremely full proof and there is little to nothing you can do to get out aside from putting someone else on the timeshare contract so that you can take your name off. If you do happen to find a way to dispose of your timeshare contract legally please share it with the online community so that others may try to legally get rid of their timeshare obligations at little to no cost to them.

10 – Pass away – This is by far the worst, most unfortunate way to be free from your timeshare. And in many cases, even dying does not solve the problem of timeshare ownership. If you have anyone to inherit your assets they will be assigned as the new owners of your timeshare. This is a terrible thing to pass on to your loved ones and is why it is important to take care of your timeshare before it is too late. You would never want to leave something as financially burdensome as a timeshare to your family.

Local advert or online selling but expect to get very little – you may be better to just ‘lose’ it.
Depends what and where you own but if you have not paid last four years then you don’t owe $0 on it.

Ebay and newspaper classifieds might work. They attract all kinds of people, not just timeshare buyers. But you can try. Here are other free ad sites: Just remember timeshares do not have resale value and in most situations you would take a loss in what you paid for, as they resale for less than $2000 USD.

Anyone who is interested in buying a timeshare however will probably use a search engine. Therefore, sign up with an online advertising company which will get you best visibility.

I like sellmytimesharenow because they can refer me to a broker when I don’t want to pay upfront. A timeshare company is a matter of preference, but don’t sign with a company until you confirm that they have a clean BBB record with ZERO complaints.

What Listing Company is the best to sell my Timeshare?

My husband and I bought a time share last year and well since then we haven’t been able to use it. We are paying a monthly payment that we don’t need and I am just ready to get rid of it. However we were one of the lucky ones that paid $500 to a company 6 months ago and hasn’t heard from them since. Yep it does happen. Then we called the company we own through and was given another name. It is listed through them and once it is sold we pay commission. I feel better about that however I want it sold as fast as possible. Then out of the blue a company called us Bay Tree Solutions. They want to help sell our timeshare for us with an up front cost of $1000. We are not going there again. So is there anyone that will help sell timeshares?

Never pay any upfront fees, especially of that magnitude. It’s not necessary and is pretty good sign that you are going to be ripped off. I will see if I can put together a list soon of some reputable brokers.

Want to get rid of timeshare fast?

My parents no longer want their timeshare and a yearly maintance fee is coming up soon, is there any way to get rid of the time share, they don’t mind not gaining anything from either donating it or selling it, but just to get rid of it.
The timeshare is located a few miles from disney world as I recall.
If my maintance fee is due soon, would I have to take care of that, or as soon as we submit the donation form, they would be encharge of it?

One option is to donate it to charity. I’ve linked to the organization below.

There are also a bundle of places on the web claiming they can sell the timeshare. Just type “Timeshares” into Yahoo or any other. Be warned – you should not have to pay up front to list your timeshare for sale. If you do, it’s almost certainly worthless. Oh, they’ll post a listing, but that’s it! Any reputable agency will work off of a commission.

Another idea would be to post it on craiglist.org. Put all the detail including maintenance and fee info up there and see if anyone is interested. You can ask for a low price.

Timeshare Foreclosure Letter..HELP!?

My wife and I purchased a timeshare at the Massanutten resort in 2006. Recession hit, lost job, we fell seriously behind on payments. Mortgage company would not work with us unless we gave them $1,309 which we DID NOT have at the time. They threatened to foreclose which put us under a lot of stress. Fast forward-got a letter TODAY from their Attorney stating that we needed to pay $9,748.44 by March 19, or our timeshare could be sold at a foreclosure sale. We do NOT have that amount. Now, this is the TOTAL amount that we owe on this timeshare. Our arrears total around $3,500 and our monthly payments were around $160 per month before all of this crap happened. We now have the money to catch up and bring our bill CURRENT…I was thinking that we could pay the arrears so that our payments could go back to $160 per month like they were before. Would the timeshare company allow us to do this, or would they say, “NOPE! Send the FULL $9,748 and pay off the ENTIRE amount. Thanks for your help in advance everyone. This recession had caused us a lot of heartache. We have been able to get back some of that income we lost, but we still have this hanging over our heads!

I consulted a friend in the business and they said sorry but your timeshare documents that you signed covered the full payment if not kept current. You might try to go to the bank or credit union and take a loan out for the 9K.

When my friend was down there this summer, she and her husband went to one of their meetings and bought a timeshare in one of the newly built hotels. This is a 5-star location with excellent everything. They are currently selling timeshares for hotels that aren’t even built yet. If you would like to buy one resale, they have some of those too, but not a lot. Their shares tend to sell very quickly. Good luck!

If you have a brand name timeshare like Disney or Marriott, you may have a shot at resale because of the perceived value. And there are stories of resales to people who already have at least one timeshare, but they are very specific in what they want.

So, if you are looking to resell, target locations like redweek.com or sellmytimesharenow.com.

But, if you are looking to get rid of a timeshare, I’d recommend you check out using a timeshare transfer service. You pay a fee but you’re out of the timeshare contract for good.

I have a timeshare in Tenerife that has been for sale over 2yrs.I have tried to do this with an on site resale company with no success.I have been contacted by a company called etoo who say they will market it for £472 which will be refunded with the sale price has anyone had dealings with this company if so have they delivered the goods.Many Thanks

Difficult to find a timeshare company that doesn’t get bad press, but Etoo seem to be infamous.

Websites such as timesharetalk and scambusters make it pretty clear that ETOO exists mainly to relieve clients of cash.

Plenty of nasty storeies on furms and blogs to be read .. the European Timeshare Owners Organisation sounds so official too :P

Having A Problem With Selling Your Timeshare? Check These Alternatives Out



Many people originally get involved with timeshares with the full good intention of using it every year to take a vacation. However, realistically speaking, there is a good percentage of those folks that find they end up not using their timeshare. When this happens, the timeshare ends up unused even though the owner continues to pay the maintenance fees and if applicable the loan fees. Many owners may then consider selling their timeshare. If you are already having issues selling your timeshare or you are simply considuering it, here are a few alternative options to consider:

A fantastic alternative to selling is renting.

You can either work this out with your timeshare developer if he can do it. The developers usually have special classifieds for timeshare, it would be a good idea to put an advertisement in those classifieds as they target people interested in timeshares. You can also search for a real estate agency specializing in renting timeshares or vacation homes. Most popular travel destinations have agencies that specialize in this. But remember there can be a fee if you choose to rent your timeshare through a real estate agency. You can also sell your timeshares by yourself by either advertising directly in classifieds or telling your friends, neighbors, family members and colleagues to see if anyone is interested in buying a timeshare. If not, internet is the best place to find out where you can put your timeshare for rent. There are many popular auction sites like eBay which has timeshare rental section on their auction website.

Another choice you might look into which is common is an exchange.

Most outfits will offer an exchange infrastructure along with your purchase. In addition there are some companies that also provide exchange services. If you are having problems finding time to take vacation once a year in your spot during your week, this could be a great idea for you as it gives you some flexibility. You may find it easier to take a vaction if offered different spots and different destinations.

Another option is that if you want to get rid of it altogether but selling for less than 50% of the purchase price is too much, you can see if you can donate it to charity and have a bigger tax write-off in the process.

Check with your tax accountants but you should be able to get a very high value of write off. It would be a good idea to find a charity that can actually use your timeshare every year to its fullest potential. Using this alternative means making sure you know the value of the write-off compared to the value of keeping to rent or keeping to exchange and seeing which fits best for you
